Situated with views of rugged chocolate colored mountains and the deep blue 45 mile long lake as a striking backdrop its no wonder why Lake Havasu City is known as a popular year round tourist destination. March to September are the prime boating months on Lake Havasu and the city is home to the International World Jet Ski Final Races, multiple fishing tournaments and custom boat regattas. During the winter months, the community is joined by retirees from colder regions of the country and Canada. During this period people enjoy a comfortable climate along with a friendly small town atmosphere. Winter activities include golfing,hiking,fishing, 4-Wheeling in the local desert & mountain areas and the Western Winter Blast pyrotechnics convention. In addition there are multiple community events held on McCulloch Boulevard. Lake Havasu City was established in 1964 by Robert P. McCulloch (of McCulloch Chainsaws) as a planned community. McCulloch had purchased 3,500 acres (14 km²) of property on the east side of Lake Havasu along Pittsburgh Point, the peninsula that eventually would be transformed into "the island". The city was incorporated in 1978. The present city grew around an old mining town established in the early 20th century. The lake was formed in 1938 by Parker Dam on the Colorado River. One cannot reach the Grand Canyon from Lake Havasu, however, due to the dams: Davis Dam (creating Lake Mohave) and Hoover Dam (creating Lake Mead) and Parker Dam. A popular tourist attraction in Lake Havasu City is the London Bridge, which crosses a 930ft (280 m) long man-made canal that leads from Lake Havasu (on the Colorado River) to Thompson Bay. It was bought for US$2.5 million from the City of London when the bridge was replaced in 1968. The bridge was disassembled, and the marked stones were shipped to Lake Havasu City and reassembled for another US $7 million. It opened in October 1971 Lake Havasu City has an arid desert climate. In the winter months, daytime highs are usually in the mid to upper 60s, with an occasional day not reaching 60 °F (16 °C). Lows in winter average about 43 °F (6 °C); temperatures do occasionally dip below 40 °F (4 °C), but frost is uncommon for the area. The city has hot summers, with highs remaining between 100 °F (38 °C) and 110 °F (43 °C) for about four months. Low temperatures tend to stay above 80 °F (27 °C) for the months of July and August, lowering to a more tolerable range of 70 °F (21 °C) to 80 °F (27 °C) in September

If you find it is less than ideal, wage a systematic campaign to raise it. Too many borrowers ignore this step and get surprised when they get interest rate quotes. Once you've pored over your credit history and corrected any errors, your next step is to pay down revolving debt balances to no more than 30% usage. That will help raise your score significantly. Why does it matter? The lower your score, the higher your costs of borrowing. Fannie Mae and Freddie Mac, for example, charge higher up-front fees to borrowers with credit scores below 740. For a buyer with a credit score between 680 and 700, the fee comes to 1.5% of the mortgage principal. On a $200,000 mortgage, that adds up to $3,000. Someone with a 740 score pays nothing. Lower-score borrowers also get saddled with higher interest rates, about 0.4 percentage point more for the below 700 borrower. That costs an extra $62 a month -- $744 a year -- on a $200,000, 30-year, fixed rate loan. Don't Make a Big Purchase Before Buying a Home Anytime consumers open new credit accounts -- credit card, auto loan, etc. -- their FICO score could drop, according to Craig Watts, a spokesman for Fair Isaac, the creator of FICO scores. "Hence the admonition to not open other new accounts while your mortgage application is in process," he said. A big purchase would use up a considerable proportion of a borrower's total credit limit, which results in a drop in the score. Lenders often continue to check credit scores in the weeks before closing. "The lender will likely slam on the brakes if the applicant's credit scores have suddenly dropped below the minimum required for the requested loan rate," Watts said. Get an Inspection Buying a pig in a poke can cost buyers big bucks -- just when they can least afford it. So It's vital to find all the costly flaws before you buy. Many homes on the market today are distressed properties -- foreclosures and short sales -- and that only increases the importance of good inspections, according to David Tamny, president of the American Society of Home Inspectors. "The owners usually didn't have the money to keep up these homes," he said. "There's a lot of deferred maintenance." A home inspection can find problems with the foundation, electrical, plumbing, roof, attic insulation, and heating and air conditioning. In some states, separate licensed inspectors offer mold or termite inspections. Often homebuyers, who may be strapped for cash, stint on inspections and look for the cheapest way to go.
